Congratulations to Conrad & Julie for closing on this remodeled townhome.  As VA buyers they faced some challenges in this low inventory market we have been experiencing for most of 2013.  As inventory loosens up, more buyers are able to get into a home.  Flip properties work really well for VA buyers as there usually are no section 1 issues and investors understand how VA financing works.  We also had a great lender in Andraya Bern from Land Home Financial.  She is married to a veteran and works hard for them.  In the end, it was the perfect home and neighborhood.  Enjoy!

Walnut Creek Market Update August 21, 2013

Here is a snapshot of the Walnut Creek housing market as of 8/21.  Note, prices are staying stable and from the beginning of the year inventory is up, but we are seeing more price reductions.  Primarily because sellers were thinking they could price it a certain percentage above the last comparison.  That market has now changed primarily due to the increase in rates and the slightly more inventory we currently have.  Even though rates have edged up, they are still historically low, so if you are thinking about moving, now to within the next 10 months may be a good time as NAR expects rates to move in an upward direction.

September Second Saturday Spotlight!

Broadway Plaza Fountian - Walnut Creek CA

September’s Spotlight is a walking tour of downtown Walnut Creek led by City planners and entitled “The Changing Face of Downtown Walnut Creek.”

This walking tour is about 1 mile in length, and will make several stops at key locations where new development in on its way. At each stop, a planner will describe what’s in store, and how decisions are made to ensure that Walnut Creek continues to be a vibrant, friendly place to be.

Free ice cream sandwiches will be provided for patrons from 11am until supplies run out. The creamery is unique in that it allows customers to create custom ice cream sandwiches by choosing from a variety of fresh ice cream and cookies.

Walnut Creek Market Update August 7, 2013

Agents are beginning to realize they can’t list a property a big percentage over the last sold comparison.   Buyers are still paying over the ask price and appraisals are coming in at the value offered.  Over the next few months as inventory increases, we will see these two lines closer together.

I don’t think the media has caught on yet, but the market continues to shift and we are seeing more inventory on the market and less number of multiple offers.  Very interesting to note how much the sales dropped in May and look at how much more inventory we currently have.  It takes a while for the market to catch up, but I suspect we will see more price reductions and a leveling out of the amount sold over list price.

      Take a guided bus tour of Rossmoor, one of Walnut Creek’s largest communities spanning 1,800 acres and housing nearly 10,000 residents. The tour will be from 9am-10:30am.

 Concord Japanese Summer Festival : 8/10

       This free festival will be held at the Concord Japanese Cultural Center at 3165 Treat Boulevard with free parking at Ygnacio Valley High School, 755 Oak Grove Road. A free shuttle to the festival will be provided. Japanese food, bonsai exhibits, Japanese flower arrangements, Kendo and Judo demonstrations, Taiko drum performances, Japanese dance performances, and calligraphy demonstrations are just a few of the things attendees can look forward to!

Sculpture in the garden

Enjoy unique sculptures by over 50 artists beautifully arranged in the Ruth Bancroft succulent garden. Sculptures will be on display daily from 10 AM-4 PM until Saturday, July 13th. The garden is located at 1552 Bancroft Road, Walnut Creek. Admission is $10 for adults and $7 for students and seniors.

Blues & Brews

Craft beer, delicious food and free music…what more could you ask for? The 4th annual Blues & Brews festival will take place Saturday, July 27th in Pleasant Hill Park from 12 PM- 6 PM. Tasting wristbands are $35 in advance or $45 at the door. New this year will be a pre-party concert in the park by the Big Jangle band Friday, July 26th from 6 PM-9 PM.

Kristin’s Intentional Truth Market Update – July 2013

      Interest rates are going up, however it is still the best time to buy a house as outlined in the graph below.  With a 4.5% rate, 27% of your monthly payment goes to principle, whereas at a 7% rate, only 9% goes towards equity. (*Freddie Mac 30 year).  Walnut Creek’s inventory increased May-June from 95 to 125 homes a 32% jump.  During the same period the median listing price in Walnut Creek decreased 5%. What does this mean in the next few months? Most likely we will see a more level playing field that doesn’t favor the seller as it has in the past year.
