Just Sold: 3317 Tice Creek Dr. #4

I recently represented both buyer and seller for 3317 Tice Creek Dr. #4 in Walnut Creek. Both sides were very happy with the deal, which closed at $325,000. The unit is a 1-bedroom, 1-bath, 729-square-foot home in a Rossmoor senior living community.

The seller wrote me a kind review that I’ve shared below. He also mentioned: “I am watching the two others that were comparable to mine. One is at $325k and the other at $328k, and neither has sold yet though they’ve been on the market about 3-4 weeks each. You did a great job!”

It’s always nice to get positive feedback from my clients like that. It helps when the home showed so well, as the owner agreed to stage, the kitchen was previously remodeled and he put in new windows and remodeled the bathroom. All of that helps in selling a home.

Burgerim in Walnut Creek

Recently, I tried a new burger place in town! It is called Burgerim and it is in the recently remodeled Rossmoor Village, across from Safeway. The food was good – I went very vanilla on my choices. The angus beef seemed super fresh. I just had a traditional burger there. But I was thoroughly impressed!

Burgerim is an Israeli franchise. It was started originally in Tel Aviv, but was brought to the United States by the new owners and franchised out. Now it’s one of the faster-growing chains in the country! The name is a combination of “burger” and the Herbrew plural suffix “-im,” which reflects the company’s focus on selling smaller slider-style burgers in orders of 2-3 or more!

On that note, you can get party packs of sliders and burgers for office meetings and other events. The fries are kind of like potato chips but sliced thicker. Everything was really good. I would like to try one of the more unique burgers they offer, like the Hawaiian salmon burger with pineapple.

The ordering was a little bit slow and while I was waiting, another customer said, “Can I change my vanilla shake to chocolate?” They said yes. About three minutes later, they started to make the shake and I noticed they were making vanilla and I mentioned they switched it to chocolate. They are just getting settled; I spoke with one of the owners and they are still training and working out the process. The restaurant was crowded when I first walked in, which is a bit unusual for being nighttime in Rossmoor. But that is good for business and there is some seating, but they are banking on outdoor seating with our great weather. Give them a try and let me know what you think!

Forma Gym’s transformation

The lot just off Olympic Blvd. before you go under 680 toward Parkmead has changed many times over the years. A long time ago, the lot was occupied by Walnut Creek Sports & Fitness. A few years ago, new owners came in and created Forma along with many great changes. They also added healthy options for food on-the-go to take to work. Now you can grab a green smoothie as you are walking out the door.

That is the gym I most often go to – not just for its proximity to my neighborhood, but because the new owner has done a fantastic job remodeling to make Forma appealing to everyone!



With a new gym coming in over by Zara, Orange Theory getting people all fired up, and other big-name gym chains popping up around town, there’s probably a little fear of competition for Forma. But, whatever it is, they’ve done a marvelous job with the gym.

Now, Forma has cryogenics (which is amazing if you haven’t tried it!), a jiu jitsu room, childcare, classes, a weight room, the pool, and more. They took out the racquetball courts, sadly, but it created a ton of room for other things. Forma still attracts the older Rossmoor crowd, but has also become more contemporary to attract a younger crowd.

Among the classes they offer, there is a mind/body studio for yoga and barre, with a separate area for spin. They have a spa with facials and massages, too! And one of the coolest things about Forma is their involvement with the local community. They sponsor the Turkey Trot, WCEF, food banks, etc. around town. They host golf tournaments, art days, and a kids club.

They also have Project Walk, which helps people learn or re-learn how to walk! I can’t say enough good things about Forma Gym, and if you’re looking for a community-oriented, affordable place to work out, this is the spot!
